JUDGMENT / ORDER

This Civil Revision Petition has been filed seeking a direction to the Rent Controller (Principal District Munsif), Alandur, to pass orders in M.P.No.55 of 2016 in R.C.O.P.No.15 of 2016 within a stipulated period of time.
2. The petitioner is the owner of the property and respondent is the tenant. The tenancy is for residential purpose and rent is fixed at Rs.11,000/- per month. The respondent did not pay the rent regularly and committed wilful default in payment of rent. The respondent to escape from eviction proceedings filed petition in R.C.O.P.No.15 of 2016 making false allegations against the petitioner for a direction to deposit the rent. The petitioner filed counter statement in the said R.C.O.P. on 18.03.2016 and gave consent for deposit of rent into Court. The said R.C.O.P is pending. The petitioner has also filed a petition in M.P.No.55 of 2016 in R.C.O.P.No.15 of 2016 under Section 11(4) of Tamil Nadu Buildings (Lease & Rent Control) Act, 1960, for a direction to the respondent to pay or deposit the rental arrears due in respect of the petition premises. The respondent filed counter on 24.04.2016.

The learned counsel for the petitioner submitted that petitioner's side arguments in M.P.No.55 of 2016 was completed as early as on 25.10.2016 and subsequently it was posted on 18.11.2016 for respondent's side arguments. From that date onwards, that petition is pending without any progress. In these circumstances, the petitioner has come out with this civil revision petition for early disposal of M.P.No.55 of 2016 in R.C.O.P.No.15 of 2016.
4. Heard the learned counsel for the petitioner.
5. Having regard to the submissions made by the learned counsel for the petitioner, considering the limited prayer sought for in the civil revision petition, without expressing any opinion with regard to the merits of the matter, I direct the Rent Controller (Principal District Munsif), Alandur to dispose M.P.No.55 of 2016 in R.C.O.P.No.15 of 2016 on merits and in accordance with law, as expeditiously as possible, in any event, not later than two months from the date of receipt of a copy of this order.
6. The Civil Revision Petition is disposed of with the above direction. No costs. Consequently, connected miscellaneous petition is closed.
