3. The following substantial questions of law arise for determination :

(I) Whether on the evidence adduced by the plaintiff, the courts below were justified in holding that the plaintiff was the owner of the suit land ?

(II) Whether the lower appellate court has failed to appreciate the evidence on record in proper perspective so as to render the impugned judgment and decree perverse ?
